The Central Bank of Azerbaijan (CBA) says the median monthly rent for apartments nationwide dropped below the 1,000-manat threshold to 917 manats by the end of June.
The Central Bank of Azerbaijan published the figure in its semi-annual “Financial Stability Report,” based on data gathered from open sources. The report notes that this median rent level means it would take 23 years to recoup the cost of a property through rental income, a measure known as the capitalization period.
Compared with the end of 2025, the capitalization period has lengthened by 2.1 years. The Central Bank attributes this to rising apartment prices over the year, combined with rents that have grown more slowly by comparison.
As a result, the ratio of rental income to property value has declined for landlords, extending the time needed for their capital investment to pay for itself.
